Leaving a Property.
An Office
We deliver a property in a clean and neat state so ask that when you leave, you leave it in the same manner. This means:
- Surfaces are wiped down
- Bins are empited
- Rubbish is removed
- Furniture is removed
- Any damage is remedied or reported
- Floors are swept
- Carpets are vacuumed
- All items are removed
You’ve got a lot on, but please make sure you take all your office waste and empty the bins before you go. It may be a few days before we check over the office and we don’t want any left over lunch decaying in the bin. Thanks
If you have your own utilities supply, its usually WIFI and phone, make sure to let your supplier know. Have a scouted round the community and make sure you havn’t fogotten anything else like your favourite mug.
It isn’t goodbye, we still want to support your business, but we need to make it ready for the next business coming in. If you have any branding such as flyers, brochures, posters etc leave them in box or wallet and we will use them throughout the spaces to help promote you.
A Home

- Any bathrooms are clean
- Bins are empited
- Rubbish is removed
- Furniture is removed
- Any damage is remedied or reported
- Floors are swept
- Carpets are vacuumed
- All items are removed
- Wheelie bins are not overflowing
- Gardens are in good condition
Windows can become very dirty, unless windows are covered in servere dirt or stains we do you not require the windows to be cleaned.
When leaving a property you need to collect ‘closing meter readings’. The best way to do this is to take pictures of the meter readings for all your utilities the day you leave the property and provide these to your utility company. When we take over the property we collect ‘opening meter readings’ and use these to open a utility account for the void period of the property.
We would of provided the oven in a clean state so ask that your return the oven/cooker in the same manner.
We conduct the post tenancy visit within 5 days of you leaving. If there is no concerns you won’t hear from us and any deposit will be returned via the appointed service. If there is an issue we will get in touch to remedy the situation.
Your Deposit
We may have taken a deposit from your when you took a space from us. If you have a home with us the deposit is held with the DPS.
We aim to return all deposits within 15 days of the end of your tenancy.
The DPS will have contacted you directly once the deposit for your tenancy was set up. We do not have access to the ‘tenant side’ of the DPS and can only refund of make a claim on the DPS. We also do not hold any of your DPS login information. You may have to contact the DPS direct for more information about your account.
We aim to process a return of any deposit within 15 working days from the end of your tenancy.
If you have a home with us your deposit is held with DPS and the deposit will be repaid directly from them once we have authorised a repayment.
If we find some areas of the home or office that needed some work after you have left, for example, damaged carpets, cleaning or other repairs we may deduct this from your deposit to cover costs. If this is the case we will make the claim through the DPS and the DPS will contact you detailing the claim and the next steps.
Fees can include, but no exclusive to:
Redecorating – Day Rate – £150.00
Keys not returned, change of lock – £60.00
Fob not returned – £25.00
End of tenancy clean (small office / flat) – £120.00
What's next?
Once you are happy with the state of the property and you have officially ended your tenancy by confirming this in writing you need to return all the property keys.
You can:
Secure the property and post the keys back into the property. You can in some cases leave the keys in the property and close the door which then locks behind you. Or you may wish to slide the keys under a door once the door is locked.
Post all property keys into the deposit box at:
The Flat, Woodhill Street, Bury, BL8 1AT or at 151 The Rock Bury.
By 12:00pm the day after your tenancy ends.
